HomeMy WebLinkAboutPLANNING MINUTES 1968-11-26 547 8 MINUTES OF THE 249th SPECIAL MEETING HELD BY THE CITY PLANNING COMMISSION OF THE CITY OF LIVONIA On Tuesday, November 26, 1968, the City Planning Commission of the City of Livonia, held its 249th Special Meeting at the Livonia City Hall, 33001 Five Mile Road. Mr. Charles [Talker, Chairman, called the meeting to order to approximately 9:35 p.m• Members present: Charles W. Walker Raymond W. Tent Harry Urightman Donald Heusted Robert Colomina Joel LaBo Frani; Santo Marvin Moser Members absent: None Messrs. Don Hull, Planning Director, and John J. Nagy, Assistant Planning Director, were present. Mr. tlrightman announced the first item on the agenda is Petition 68-4-1-16, as amended, by Kenneth Morris for E. David Auer requesting to rezone property located in the Southwest 1/4 of Section 33, from RUF to C-1 and P.S. On a motion duly made by Mr. Moser and seconded by Mr. ,Trightman, it was #11-147-68 RESOLVED that, pursuant to a public hearing having been held on June 11, 1968 on Petition 68-4-1-16 as submitted by Kenneth Morris for E. David Auer requesting to rezons four parcels of property located i in the Southwest 1/4 of Section 33; C-1 to C-2; RUF to P.S.; RUF to C-1 and RUF to R-8; and subseuently amended by City Planning Commission Resolution #10-132-68 adopted on October 15, 1968 to delete the pro- posed R-8 and C-2 zoning, the City Planning Commission does hereby recommend to the City Council that Petition 68-4-1-16, as amended, be denied for the following reasons: (1) A development of this intensity in this sector of the City could adversely effect the stability of the adjacent residential development. (2) The condition of Wayne Road and Ann Arbor Trail is such that the development of a highly intensified commercial center could overburden the existing hazardous traffic conditions. (3) The need for shoppi_rg facilities in this sector of the City has already been adequately mat and there is no need to provide a large amount of additional shopping facilities. o" FURTHER::RESOLVED that, notice of the above public hearing was published in the official newspaper, the Livonia Observer, under date of May 5, 1968, and notice of such hearing was sent to the Detroit Edison Company, Chezapedze a Ohio Railway Company, Michigan Bell Telephone Company, Consumers Poser Company and City Departments as listed in the Proof of Service. A roll call vote on the foregoing resolution resulted in the following; 5479 AYEES: Heusted, Moser, Colomina, LaBo, Walker, Tent, Urightman NAYS: None ABSTAIN: Santo Mr. Walker, Chairman, declared the motion carried and the foregoing resolution is adopted. Mr. Wrightman announced the next item on the agenda is Petition 60-4-1-9 by Nelson Dembs requesting to rezone property located on the south side of Seven Mile Road, east of Merriman in the Northwest 1/4 of Section 11, from R-5 to R-7. On a motion duly made by Mr. Tent, seconded by Mr. Colomina, it was #11-148-63 RESOLVED that, pursuant to a public hearing having been held on May 21, 1963 Petition 68-4-1-9 as submitted by Nelson Dembs re- questing to rezone property located on the south side of Seven Mile Road, east of Merriman in the Northwest 1/4 of Section 11, from R-5 to R-7, the City Planning Commission does hereby recom- mend to the City Council that Petition 68-4-1-9 be denied for the following reasons: (1) The proposed rezoning would be in conflict with the existing land use pattern of the area. (2) A concentrated high-density multi-family residential area in this sector of the City would adversely effect the existing and proposed development of the area. (3) The use of this land for multi-family purposes could adversely effect the future development patte:rxr ofthe^nrta. (4) The Commission believes that multi-family land use is not the best and highest use for this parcel of land and that this parcel has great potential for good single family residential development. FURTHER RESOLVED that, notice of the above public hearing was published in the official newspaper, the Livonia Observer, under date of May 5, 1968, and notice of such hearing was sent to the Detroit Edison Company, Chesapeake & Ohio Railway Company, Michigan Bell Telephone Company, Consumers potJer Company and City Departments as listed in the Proof of Service. A roll call vote on the foregoing resolution resulted in the following: AYES: Moser, Colomina, LaBo, Heusted, Walker, Tent, Wrightman NAYS: None ABSTAIN: Santo Mr. Walker, Chairman, declared the motion carried and the foregoing resolution is adopted. On a motion duly made by Mr. Wrightman, seconded by Mr. Heusted, and unanimously adopted, it was 5430 #11-149-68 RESOLVED that, the following members of the Livonia City Planning Commission are elected to serve for a period of one year in the capacity herein designated: Raymond U. Tent - Chairman Robert Colomina - Vice-Chairman Harry Urightman - Secretary On a motion duly made by Mr. LaBo, seconded by Ur.
