HomeMy WebLinkAboutPLANNING MINUTES 1985-02-26 9327 MINUTES OF THE 352nd SPECIAL MEETING HELD BY THE CITY PLANNING COMMISSION OF THE CITY OF LIVONIA 11, On Tuesday, February 26 , 1985, the City Planning Commission of the City of Livonia held its 352nd Special Meeting in the Livonia City Hall , 33000 Civic Center Drive, Livonia, Michigan. Mr. R. Lee Morrow, Chairman, called the meeting to order at 8:00 p.m. Members present : R. Lee Morrow Donna Naidow Sue Sobolewski Joseph Falk Michael Duggan Jeanne Hildebrandt C. Russ Smith Donald Vyhnalek Members absent : *Herman Kluver On a motion duly made by Mr. Vyhnalek, seconded by Mr. Falk and unanimously adopted, it was #2-36-85 RESOLVED that, pursuant to a Public Hearing having been held on August 21 , 1985 on Petition 84-7-2-26 by Kenneth Hale requesting waiver use approval to construct a restaurant on the southeast corner of Six Mile Road and Laurel Park Drive South in the Northeast 1/4 of Section 18, the City Planning Commission does hereby recommend to the City Council that Petition 84-7-2-26 be approved subject to the following conditions : (1) that Site Plan dated 2/12/85, as revised, prepared by Douglas Mulvanny Associates, Architects, which is hereby approved shall be adhered to; (2) that the Landscape Plan dated 2/1/85 prepared by Douglas Mulvanny Associates, Architects, which is hereby approved shall be adhered to and all landscaping shown thereon shall be installed on the site prior to issuance of a Certificate of Occupancy and thereafter permanently maintained in a healthy condition; (3) that the restaurant Building Elevation Plan dated 2/25/85, prepared by The Haworth Design Partnership, which is hereby approved shall be adhered to; and (4) that the office Building Elevation Plans dated 1/22/85, prepared by the Hodge System, Inc. , which are hereby approved shall be adhered to; for the following reasons : (1) The subject site has the capacity to accommodate the proposed use . (2) The proposed use is in compliance with all of the special and general waiver use standards and requirements set forth in Section 11 .03 and 19.06 of Zoning Ordinance #543. (3) The proposed use will be compatible to and in harmony with the surrounding uses in the area. 4 9328 FURTHER RESOLVED that, notice of the above hearing was given in accordance with the provisions of Section 23.05 of Zoning Ordinance #543, as amended. 110 Mr. Morrow, Chairman, declared the motion is carried and the foregoing resolution adopted. On a motion duly made by Mr. Smith, seconded by Mrs. Hildebrandt and unanimously adopted, it was #2-37-85 RESOLVED that, pursuant to a Public Hearing having been held on August 21 , 1984 on Petition 84-7-2-27 by Kenneth Hale requesting a waiver use approval to utilize a Class C Liquor License within a restaurant proposed to be constructed on the southeast corner of Six Mile and Laurel Park Drive South in the Northeast 1/4 of Section 18, the City Planning Commission does hereby recommend to the City Council that Petition 84-7-2-27 be approved subject to the waiving by the City Council of the provisions set forth in Section 11 .03(h) with respect to the required 1 ,000 foot separation between Class C Licensed estab- lishments, and the following conditions: (1) that Site Plan dated 2/12/85, as revised, prepared by Douglas Mulvanny Associates, Architects, which is hereby approved shall be adhered to; (2) that the Landscape Plan dated 2/1/85 prepared by Douglas Mulvanny Associates, Architects, which is hereby approved shall be adhered to and all landscaping shown thereon shall be installed on the site prior to issuance of a Certificate of Occupancy and thereafter permanently maintained in a healthy condition; (3) that the restaurant Building Elevation Plan dated 2/2/58, prepared by The Haworth Design Partnership, which is hereby approved shall be adhered to; and (4) that the office Building Elevation Plans dated 1/22/85, prepared by the Hodge System, Inc. , which are hereby approved shall be adhered to; for the following reasons : (1) The subject site has the capacity to accommodate the proposed use. (2) The Class C License forms an integral part of the operation of the proposed Stuart Anderson's Cattle Company Restaurant . (3) The proposed use will be compatible to and in harmony with the surrounding uses in the area. FURTHER RESOLVED that, notice of the above hearing was given in accordance with the provisions of Section 23.05 of Zoning Ordinance #543, as amended. Mr. Morrow, Chairman, declared the motion is carried and the foregoing resolution adopted. 9329 On a motion duly made by Mrs. Naidow, seconded by Mr. Smith and unanimously adopted, it was #2-38-85 RESOLVED that, the City Planning Commission does hereby approve the Final Plat for Newburgh Industrial Subdivision proposed to be located on the north side of Amrhein Road, west of Newburgh Road in Section 30 for the following reasons: (1) The Final Plat conforms to the previously approved Preliminary Plat. (2) The Engineering Division of the City of Livonia recommends approval of the Final Plat. (3) All of the financial obligations imposed upon the proprietor by the City have been complied with. Mr. Morrow, Chairman, declared the motion is carried and the foregoing resolution adopted. On a motion duly made, seconded and unanimously adopted, the 352nd Special Meeting held by the City Planning Commission on February 26, 1985 was adjourned at 8:17 p.m. *Mr. Kluver entered the meeting at 8:25 p.m. The Commission entered into a study meeting following the closing of the 352nd Special Meeting.
