Minutes of the Public Hearing of the Livonia Township Zoning
Commission, held in the Township Hall, Tuesday, March 7th, 1950.
Members present: Carson Johnston, George Bentley, Walter
Russell. and Attorney William Brashear..
The meeting was opened at 8:10 P.M. by Chairman Johnston.
The Chairman announced that proof of publication of public
hearing in the "Livonian" and posting at the City Hall was duly
made according to the Statute and has been filed with the Board,
- Mr. Bentley reads the Notice -of Public Hearing.
Petitions Nos. 1 to 7 inclusive, which request a change in
present zoning classification to an M-2 classification, include
an area or tract of land described as bounded on the West by
Levan Road, on the North by the Pere Marquette Railway right of way
end on the South by Plymouth Road.. The Past boundary of said
tract is a line parallel to Levan Road and situated approximately
3100 feet East of Levan Road.
Mr. Brashear reads the Id=2 Classification from the Zoning Book.
The question most prominent in the minds of the 50 or 60
people present was "What kind of a plant would be erected on this
site'.
Mr. Don Tyder and Mr. Raymond Grimm, two of the petitioners,
stated that they did not know what the plant was to be, that an
option was secured by the Agent for the potential buyers. Mr.
Grimm also stated that he did not believe anyone should object
to an industry coming in, as we need industry to carry the tax
budden.
Mr. Quarles, 34990 Wadsworth, objects to any factory being
built on. this site.
Mr. Wi7.lyard, Levan Roa.d., speaks of the trouble with the
Refinery un.ti.l, it burnt down. - objects to the change to M-2.
Mr. Me Schmidt, 38507 Plymouth. - thinks a large factory with
a clean industry would be more advantageous than a lot of smaller
factories along the Railroad.
Mr. Dietrick, Schooloraft Road -. speaks of the Refinery and
the obnoxious orders being allowed in an M-1 district and should have
been M-2. Mr. Johnston. explained that the Board of Appeals .had
taken steps to remove this Refinery before the fire, and that later
the owners were given n.otioe not to rebuild..

Mr. Brr4shset speaks of the necessity of industry sites to
bolster.the reven\7.e, thereby reducing the burden on the people.
He also stated that he did not know industry was contemplating
building,, but had been told it will be a major industry.
Mr. Gaudy, 11961 Boston. Post ® objects until he know what
the project will be,
Mr, Van. Zodt, 12060 Boston. Post = wishes to know whether it

will be a plant that might become a nuisance - states it is the
fourth time the group from Alden Village have attended meetings
to protect their rights against re -zoning for business.
Mr, Schmidt again states that he believed no one out in this
Township, would want anything detrimental, but that a clean
industry should be allowed to oome in to help lower the taxes.
He mentions the fine plants in Plymouth and Redford Township.
Mr. Hembrie, of Boston Post Rd., states that he heard some
large forging plant in Detroit were looking for a place to move
their foundry.
Mr. Bentley reads five letters from surrounding property
owners giving their -approval of this change in. zoning.
Mr. Bentley' now moves that this Board take these petitions
under advisement*
Mr. Waring of Waring & Johnson gave a short talk on the
necessity of the model City to have industry and that it should
be developed along the railroad.
At this point i*r. Grimm asked for a five minute recess, and
during this time the Agent, Mr. August, for the prospective plant
had .a. discussion. with the Board.
Now Mr.. Johnston, advises the people present that Mr. August,
the.Agen.t, claims the plant willnot be detrimental, but that he
could not divulge the nature of the business. That after the
Building Permit has been applied for, if there is any question
about its desirability, the Board of Appeals will have the right
to deny the permit.
Mr, Au gust explained to the people that the Ford. Motor Company
deal was not disclosed and assures the people that this plant will
be an asset and not become obnoxious in any way.
Mr. Russell now seconds the motion of Mr. Bentley to take
this case under advisement. Motion carried.
Petition No.B This petition is for a change in Zoning from an
RUF-B to e. C®2 classification, to a depth of 300 ft. from School'
craft Road, on the following described. property:

The West 14 of the East 1/2 of. the
Southwest 1/4 of Sec. 24 except the
South 102.0 ft. thereof; also the West
1/2 of the East 1/2 of the Southwest
1/4 except the South 102.0 ft. thereof,
containing 57.45 acres.
Chairman Johnston states he believes this would be "Spotty"
Zoning and possibly the adjacent owners should, be contacted before
any action was taken.
Mr. Brashear stated that he believed the petitioners were very
anxious to have this changed at the present time.
No one present objected to this change.
Mr° Bentley moves that this change in zoning be recommended
to the Township Board. Seconded. by Mr. Russell. Motion carried.
Petition No.9 - This petition is for a change. in Zoning from
RUF-B to a Cd2 classification to a depth of 300 feet from Mid.dlebelt
Road, on the following described property:
Lot 10, Wolfram. Estates, a subdivision
of part of the Southeast 1/4 of Sec.23,
100 foot frontage on Schoolcraft Rd.,
213 feet west of. Middlebelt.
No one present objected. to this change.
Mr° Bentley moves that this change of zoning be recomn.ended to
the Township Board. Seconded by Mr. Russell. Motion carried.
There being no further business to come before the Board, on
motion by Mr. Bentley, seconded. by Mr. Russell, the meeting was
adjourned by Chairman Johnston. at 9:55 P.M.

SPECIAL MEETING
_March 7. 1950
The Zoning Board, reconvened at 10:15 P.M. on
March 7th, 1950, at which time George Bentley, Walter Russell
and Carson Johnston were present.
On motion of Mr. Bentley, seconded by Mr. Russell,
the Board recommends the -granting of Petitions 1 to 7, inclusive,
and the change of zoning classification to M-2 on the property
described as bounded on the West by Levan Road, on the North
by the Pere Marquette Railway right of way, and on the South
by Plymouth Road. The East boundary of said tract is a line
parallel to Levan Road and situated approximately 3100 feet
East of. Levan Road.
This meeting was adjourned by Chairman Johnston at
10 30 P.M.
